Looking for female graduate or mature student to share an old farmhouse, renovated in 2004, that sits on an acre of land just off Route 63 in Leverett, four miles from UMass. I have one furnished, sunny bedroom available for $600/month, including... utilities, from January 1, 2026 to May 31, 2027.

A detailed description of the house and area follows, but first, you should know that I (the owner) live in the house and currently share it with two students, one of whom will be here for the next school year. We are looking for someone quiet, friendly, low key, and comfortable sharing chores.

The house has three bedrooms, an office, and full bathroom upstairs, and a kitchen, full bathroom, dining room, and two living rooms downstairs. It faces south and is filled with sunshine during the winter. All of the rooms have hardwood floors and the house is heated with a woodstove and hot water baseboard system. The downstairs bathroom includes a washer and dryer. The kitchen includes a gas stove and dishwasher. The house has high speed fiber-optic internet access.

In the summer there is a large garden with apple trees, blueberries, raspberries, strawberries, vegetable beds and flower gardens. We are a close community of neighbors. There are several enjoyable walks in the immediate neighborhood and many more close by (e.g., Amherst Reservoir, Mount Toby, Mill River and Puffer's Pond, Mount Sugarloaf, etc.).

In the warmer months, UMass is an easy bike ride away and North Amherst, which has frequent bus service, is only two miles from the house. Except for the snowy winter months, it is also possible to walk down Hubbard Hill Road (About a 15 minute walk) to catch buses on Route 116. However, anyone looking at this house should must a car, as the nearest bus in the winter months is a two mile walk.

Finally, there are already two cats in residence: Willow and Chloe. Willow has not taken kindly to other cats (or dogs), so no pets are allowed.
