Constructed in the 1970’s by a UMass Dance Professor/ theatrical staging engineer/ as a home for his family, this house was consciously... oriented atop a wooded hill which overlooks Puffers Pond. Spring through Summer this place is secluded at the intersection of woods and meadowed yards, after the fall you have clear views of Puffers Pond and brilliant sunsets. This property adjoins the Mill River Conservation Area which offers excellent swimming, hiking and wildlife watching, one of the trails leads directly to Puffers Pond. This home is also exceptionally located in relation to day-to-day life, on the west only 15 minutes walk from North Amherst library, post office and general stores – or walk 10 minutes to the east to enjoy Cushman Market & Cafe which has great breakfast options. If you are a staunch pedestrian, the Mill district of Amherst is also a meager 20 minutes walk away putting you within walking distance of various markets, art galleries and restaurants perfect for weekend or evening outings.
This home is perfect for three post doctoral fellows or professionals, or perhaps an academic couple and their family. Bedrooms include an upstairs bedroom furnished with a Queen-size bed and a downstairs bedroom with a King-size bed. The house also features an excellent living space for entertaining guests which merges dining-room, kitchen and living-room as-well-as the veranda overlooking the yard and forest should the sliding glass doors be opened. Overall however, the property offers: 3 bedrooms 2 bathrooms a semi-open kitchen a living-dining area (with adjacent veranda) permitted access to the laundry / 3rd bathroom (further explanation below)
This is the Nitty and/or Gritty part. Should you choose to take on this lease you must understand that specific parts of the House remain private and are excluded from the lease, this is simply for the purposes of storage of personal heirlooms. The spaces that are excluded include the storage room at the rear of the main floor, the garages and the basement rooms remain locked owners' storage and excluded from the lease. The other space is the basement laundry/3rd bathroom/ which as mentioned above is accessible to the Tenant should they accept that the Lessor retains access to all basement rooms for the purposes of HVAC maintenance and storage of their effects. Internet, Heat and Electricity are maintained in the Lessor's name (Landlord), however the Tenant will be asked to pay for metered energy use beyond $300 per month and also for any heating oil beyond the initial 300 gallons provided at the start of the lease. For reference, the previous Tenant's use of electric energy averaged around $185/month. For heating 300 gallons of oil are provided by the tank - now full to the brim. Surner Oil Company is contracted to refill the tank, as such, should the Tenant choose to exhaust the tank's supply they will be responsible for the corresponding cost indicated on any refill invoices the Lessor receives. The tenant shall not disable the minimum thermostatic heating control, and must pay for any oil refilled during to ensure backup heating is maintained anytime you don't enjoy the wood stove.
If you wish to reduce the cost of heating I recommend closing thermal shutters at night, keeping the thermostat down and my using this house's greatest strength, our Vermont Castings Stove. Not everyone cares to use the wood stove, and would rather pay for the convenience of the excess oil use, but my father, who built this house expressed a love for "Fuel that warms you twice," first when you brave the cold to fetch firewood from tidy stockpiles outside and later when you feel the warmth of your industriousness. Please understand that the world is currently facing a climate crisis and understand that effort to reduce demand for oil saves lives and our natural world.
