Comfy, bright, furnished 3BR home on bus line

Cozy, bright, energy-efficient 3BR ranch in Echo Hill South. Open kitchen/dining area and living room. Sunroom adds even more light and space. The heatpump in the sunroom keeps the whole house cool even on the most humid days. Viessmann natural gas... boiler hot water baseboard provides cozy heating and hot water. Oak/tile and some carpet flooring. Mudroom with tile floor. All appliances except the TV are recently updated. Finished 300 sqft basement area with wall-mounted TV.
There is a one-car carport with storage and a driveway with room to park two vehicles.
The house is on a small lot, with an easy-to-care for lawn and hardy perennials - an azalea, several rhododendrons, hostas, wild rose, a shadbush and plenty of other volunteers. There is a great red raspberry patch.
Hickory Lane is a quiet cul-de-sac in Echo Hill South. Echo Hill South Association is Massachusetts' oldest PUD (planned urban development) and our vibrant Association and neighbors care for and share common ponds, a huge field and trails galore, including the Robert Frost Trail just down from Hickory Lane.
The Belchertown-UMass PVTA bus (#45) stops in both directions at the foot of Hickory Lane, a one-minute walk away. Amherst College is 2.5 miles/8 minutes drive and UMass is 3.2 miles/10 minutes away by car.
We will share our memorandum of understanding that lays out how we would like and expect you to care for our home--as if it were your own--in return for below-market rent. We share a comprehensive user guide with our tenants. We ask that tenants recycle and use the town's transfer station or hauler option, maintain the lawn and garden, rake the leaves for the town's fall and spring leaf pickups, clear snow and collect tree-fall for the Association's spring brush collection. Our goal is a mutually beneficial relationship.
