Comfortable and modern in-law studio apartment in quiet neighborhood

We are academics going on sabbatical leave. We are looking for a renter for our in-law studio apartment, which is on the ground floor of our house, preferably for a 12 month lease, ending August 2026 (non-renewable).

* Shared entrance through mudroom (from the garage), as well as independent entryway through the yard.
* Exterior parking space on the driveway available; parking in the garage can be discussed (space may need to be shared with main house tenant).

* Kitchenette, with large fridge, small induction stovetop (two burners), countertop oven, microwave oven, and garbage disposal. Induction cookware included.
* Beautiful granite countertops in kitchen and bathroom.
* Comfortable cork flooring, soft on the feet, which insulates and remains warm during the winter months.
* Independent central heating (separate zone from the rest of the house), with nest thermostat. Includes central AC, though it has never been needed (the apartment remains nicely cool during most of the summer.
* Plenty of light, with many windows.
* Two spacious closets.


The apartment is ideal for an academic visitor or young professional, and may also work for couples. The area is quiet and residential, very safe, with friendly neighbors, and a sidewalk loop perfect for walks. Easy access to route 9. About 1 mile from the Norwottuck rail trail and bike path, 0.7 miles to public transit (bus stop). Under 5 miles to UMass Amherst, Hampshire College, and Amherst College. Nine minute drive to Amherst center.

Electric, heat, internet, trash collection, and mowing are included. Tenant is responsible for arranging for snow-removal (can be coordinated with main house tenant). There is also snow-removal equipment (large 2-stage snowblower, small single-stage electric snowblower, and shovels) available in the garage.

Please note that we cannot guarantee access to laundry (it is in the main house, occupied by a different tenant).

Please ignore the furniture in the pictures; the apartment is currently offered unfurnished, except for the black reclining chair and ottoman, which can remain in the apartment if desired.
