Charming apartment in old Hadley farmhouse within sight of Umass Campus
Seeking mature, responsible grad student, international student, faculty member or professional for an academic year (or possibly yearlong) rental of a charming, one bedroom apartment in a 19th Century Hadley farmhouse within sight of the UMass... campus. Rental suitable for a couple.
The “Yellow House” dates back to 1807. It’s currently a duplex, with the rental apartment being on the ground floor. The owner occupied unit is connected but the rental unit is fully self contained. There are original hardwood floors throughout. Kitchen includes a propane stove, microwave, refrigerator, sink, with cabinets and storage spaces. There’s one full bathroom, with a tub and shower. The rental unit has its own front and back doors, and access to the basement, where the unit's clothes washer and dryer are. The rental unit has a large living room, a large kitchen/dining room, a small bedroom, and an atrium/study with sliding glass doors leading onto a deck and to a large, fenced in backyard.
The apartment can be furnished, partly furnished, or unfurnished depending on the renter's needs. The current photos are not representative of exact furnishings. Kitchenware (pots, pans, dishes, silverware), bed linens (sheets, pillows, blankets), and bathroom towels are provided. If all of these items aren’t needed, we have the capacity to store things if that’s preferable. Rent covers heat, hot water, internet, electricity, trash/recycling and parking. Heating/cooling is forced air via a recently installed HVAC system. Possible space to store things like bikes, etc in the barn.
The backyard will be mowed and maintained by the landlords. No smoking inside or outside property. Pets considered on a case by case basis. Owners have a dog and cat on premises that use the shared backyard area.
Behind the house is public/reserved land that will never be developed, offering views of nearby Mt. Warner, as well as fields and hills into the distance. The neighborhood roads are relatively quiet, good for walking and biking. Just up the road there’s the Mount Warner trailhead, offering several woodland trail loops.
The property is a 4 minute drive to UMass, 3 miles to Amherst College, and 6 miles to Hampshire College and Smith College/Northampton. The area offers great libraries, coffee shops, bookstores, restaurants, an art house cinema, while also being near to big box stores like Target and Walmart, etc. Trader Joes and Whole Foods are less than 3 miles away.
No broker or application fee. We do require excellent references and a deposit of first month and security deposit. We are flexible with type of lease, either academic or year long. Move in can happen anytime in August. We have renters in the property until the end of July so ideally we would need a couple of days in early August to prep the apartment.
Rent is $2000/month due on signing, and on the 1st of the month thereafter. Security deposit of $1000 also due on signing.
If you’re inquiring about the rental please tell us about yourself and explain why this rental seems attractive to you.
Lead paint notice: considering the age of the house it’s inevitable that it contains lead paint, though at this point it's been covered over by many layers of lead-free paint - which is the standard practice for safely trapping it.
