The unit is a private, 1 bed 1 bath standalone cottage on the homeowner's property and has access to 1 acre of forest land with walking trails and a creek. Enjoy access to UMass Amherst in a quiet, tranquil area.

This is for a sublease beginning 9/1/2026 and ending 12/31/2026. There is an option for renewal, and the property owner will consider an AY 26-27 or longer lease upfront.

Indoor cats are allowed for no extra fee.

Rent is $1,800/mo. with internet, electricity, and water included (tenant pays propane for heat and hot water). This is a great fit for grad students, new or visiting faculty. Best for one person or a couple, though two roommates will be considered if they are ok with the smaller space. It's a wonderful place to get writing done and connect with nature.

Unfurnished but some of the furniture in the photos can be negotiated for those who need it.

First month + security (= 1 month rent) required before move-in.

References/proof of income: for the 4-month sublease, 2-3 references and proof of income are required. For a longer lease (including renewal) the property owner may request additional reference and a credit/background check.
