2-br barn loft apartment with bonus/home office room

Built in 1868, this house and barn in central Amherst are full of charm. The apartment is in the barn loft. We are conveniently located in a quiet neighborhood only ¼ mile from Amherst Center and 1 mile from UMass. On the bus route. Easy biking.... Ideal location for someone without a car.
The main house is owner-occupied and there is a 2-bedroom town-house type apartment in the rear (currently rented to 2 grad students). A perfect place for people who want a quiet, stable place to study and live.
Enter at the top of stairs to a great room with a vaulted ceiling and large eastern facing windows that let in bright morning light. Original wide chestnut wood floors, exposed beams, barn board taken from former stables below on many of the walls. There is a small but functional kitchen with stove, fridge, microwave, and dishwasher. Additional counter space and cabinets are along a wall of the great room – the perfect place for a coffee or tea set-up. Bathroom has a stall shower.
The bonus room is accessible from both bedrooms. Prior tenants have used it as a home office, a crafts or sewing room, a meditation room, or for a home exercise gym. There is a large unheated storage area accessible from the bonus room.
A shared coin-op laundry is at the bottom of the stairs.
One vehicle is preferred.
Child? Yes. We are family friendly. Apartment is lead-free. (Our kindergartener grandson is a frequent visitor.)
There is no smoking of any kind in the apartment or anywhere on the property. No candles, please.
No large parties. Everyone who lives here is expected to be courteous and respectful of each other. This is a quiet place for serious students and professionals.
Owner is a licensed electrician with 50 years rental property experience. Maintenance issues are dealt with immediately. Wife is a retired psychologist and the leader of an autoharp band.
A bit of magic for graduate students: Over the many decades we have owned this property, my wife and everyone else who has worked towards a masters or doctoral degree has finished.
