Kid & pet-friendly Amherst home w/garden near bike and hike trails

This bright and cheerful fully-furnished three-bedroom plus office, two-and-a-half-bathroom home is perfect for families, home cooks, and nature-lovers.

Our kid-friendly home has durable finishes and a big backyard with a swing, an elevated "forest...
deck" for big kids (and grownups), and a neighborhood with other school-aged kids who run to each other's homes. We have two school-aged children who currently share a bedroom with a half-wall between them; we could move one bed into the 2nd upstairs bedroom.

The home is in the Fort River Elementary zone; the school bus stops right out front. There are hiking trails in every direction and the bike path (to downtown and beyond) is located half a mile down the hill.

Our backyard is a peaceful oasis with a great combination of sun and shade trees. The orchard we planted is just starting to come of age. Raised beds will be planted with perennial fruits, herbs, wildflowers, and vegetables. From our kitchen window and back deck you can see songbirds, owls, hawks, bobcats, black bears, deer, & more!

The finished walk-out basement has a home office with an interior window that lets light. It also has a couch and TV; perfect for a playroom or guest suite.

We have a newly updated kitchen with quality knives, pans, and cooking gadgets including:

KitchenAid stand mixer
Bread making machine
Sous vide
Submersion & Vitamix blenders

Multiple coffee-making accoutrements.

Pets: Well-behaved dogs and/or cats are welcome (please, no dogs with hole-digging hobbies). Maximum of two each. We even have an Electric DogWatch Fence with one transponder so a dog can enjoy the backyard.

Internet (it's two-people-work-from-home fast).

Snow removal from driveway when more than an inch. (We will pay for a local plow driver to remove snow from the driveway but tenants will be responsible for shoveling off the front stairs, walkway, and salting to prevent ice).

Tenant is responsible for:
Electricity (which powers the heating and cooling units). Rates vary by season and usage; ours ranges from $300-700 a month.
Shoveling and de-icing the walkway to your door.


Note:
-We have a fireplace but it cannot be used.
-Homeowners will store some items in the closets, shed, and garage.
-Rental dates are August 3-July 3rd, with some room for negotiation with move in and out dates.
- We plan on a new driveway and exterior paint and siding in the summer of 2026.
- First month's rent and security deposit are due upon signing of the lease.
